Financing a Move to Assisted Living – How to Fund the Deposit Without Pressure

Moving to assisted living (a senior residence) is a happy decision: community, security, activities and peace of mind – for you and for your children. But almost every senior residence requires a high entry deposit, and the money isn't always available on the day a unit becomes free. The good news: there are several ways to finance the move, even without selling your apartment under pressure.

Why do you need financing at all?

The deposit is usually paid before you move in, while selling an apartment takes time – finding a buyer, negotiating and receiving the payments. In addition, some families prefer not to sell the apartment at all: they rent it out for a monthly income, or keep it for the children.

4 ways to finance the deposit

  1. A bridge loan – a short-term loan secured by the apartment, repaid when the apartment is sold. It lets you move in now and sell without pressure, at the right price.

  2. A reverse mortgage – a loan secured by the apartment with no monthly payment, repaid in the future. Suitable for those who want to keep the apartment. Details on the Reverse Mortgage page.

  3. Renting out the apartment plus supplementary financing – the rental income helps cover the monthly maintenance fees, and the loan finances the deposit.

  4. An all-purpose mortgage – a regular loan secured by the apartment, with a monthly payment, for those with a suitable income.

What to think about before you choose

  • Deposit erosion – in most contracts, part of the deposit erodes every year. It's worth understanding the contract before deciding how much to finance and for how long.

  • The cost of financing over time – interest that accumulates without a monthly payment increases the debt. You need to look at the whole picture.

  • Monthly cash flow – the maintenance fees in assisted living are a fixed expense. The plan has to make sure they're comfortably covered.

  • Involving the family – a decision made together with the children prevents surprises later on.
