Reverse Mortgage – The Disadvantages to Know Before You Decide

A reverse mortgage can be an excellent solution for seniors: money from your apartment, with no monthly payment, without leaving your home. But like any financial product, it also comes at a price. A good decision starts with fully understanding the disadvantages – and then you can choose with confidence.
A reminder: how does it work?
A reverse mortgage is a loan for older adults, secured by their apartment. You don't make a monthly payment (or you pay only the interest), and the loan is repaid in the future – usually from the sale of the apartment or by the heirs. The loan amount depends on your age and the value of the apartment. Full details on the Reverse Mortgage page.
The disadvantages you should know
The debt grows over time – when you don't make payments, the interest is added to the principal and accumulates. After many years, the debt can be significantly higher than the amount you received.
Higher interest – the interest rate is usually higher than on a regular mortgage.
Less inheritance – the debt is repaid from the apartment, so less will be left for the children.
A limited amount – you can get only part of the apartment's value, and the younger you are, the lower the amount.
Additional costs – an appraisal, a file-opening fee and sometimes insurance.
Early repayment fees – if you want to close the loan early, you may have to pay a fee. We covered this in the article Early Repayment Fee.
So who is it right for?
For someone who wants to stay at home and needs money now – to help the children, for a renovation, for care or for a move to assisted living – and doesn't have an income that allows a monthly payment. In cases like these, the advantages far outweigh the disadvantages.
Alternatives worth checking
An all-purpose mortgage – if you have a steady income, the monthly payment keeps the interest from accumulating.
Paying interest only – some lenders let you pay only the interest, so the debt doesn't grow.
Drawing in stages – take only what you need now, not the whole amount up front.
Moving to a smaller apartment – frees up capital without a loan.
Our recommendation
Sit down together with your children, check how much the debt is expected to grow in 10 and 15 years, and compare several lenders. The right reverse mortgage, for the right amount and with the right lender, can give you years of peace of mind and quality of life.
